The successful candidate will play a pivotal role in identifying, evaluating, and securing land parcels that align with our strategic objectives while ensuring compliance with legal, regulatory, and community standards.
Responsibilities
- Develop and maintain a comprehensive listing of target land parcels within designated regions, using GIS tools and market intelligence.
- Initiate contact with landowners, conduct preliminary meetings, and verify the completeness of ownership documents.
- Collaborate closely with the Legal Team to perform title searches, verify land rights, and assess any encumbrances or zoning restrictions.
- Present the company’s standard payment schemes, negotiate terms, and secure mutually beneficial agreements with landowners.
- Conduct on‑site surveys, assess physical conditions, and gather data on access, utilities, and environmental factors.
- Analyze the financial and strategic potential of each parcel, creating comparative matrices that factor in cost, market demand, and development feasibility.
- Prepare and deliver detailed presentations of shortlisted parcels to senior management, highlighting risks and projected returns.
- Facilitate final negotiations between landowners and senior executives, drafting memoranda of understanding and purchase agreements.
- Maintain accurate records of all acquisition activities in the company’s CRM system, ensuring transparency and audit readiness.
- Monitor market trends, government land policies, and competitor activities to proactively identify new acquisition opportunities.
Requirements
- Male candidate (mandatory) who consistently observes the five daily prayers and other Sunnah practices.
- Bachelor’s degree (S1) in Law or a related field; additional qualifications in real estate or urban planning are advantageous.
- Minimum of 2 years’ proven experience in land acquisition, preferably within the property development sector.
- Strong understanding of market‑driven land valuation, risk analysis, and the legal framework governing property transactions in Indonesia.
- Exceptional persuasive communication and negotiation skills, with a track record of closing complex deals.
- High integrity, discipline, responsiveness, and a results‑oriented mindset; ability to work under strict deadlines and meet acquisition targets.
- Proficiency in using GIS mapping software, Microsoft Office Suite, and land‑registry databases.
- Willingness to travel to field sites regularly; flexibility to work Monday through Saturday, 08:00‑16:00.
