Introduction
We are seeking a motivated Pengawas Operasional Gedung dan Fasilitas to oversee the daily operations, maintenance, and security of our office buildings and ancillary facilities. Responsibilities
- Coordinate and supervise routine building maintenance activities, including HVAC, electrical, plumbing, and structural repairs.
- Manage the security team, enforce safety protocols, and ensure compliance with local regulations and the Garda Pratama (Satpam) certification standards.
- Develop and monitor preventive maintenance schedules to reduce downtime and extend the lifespan of critical assets.
- Oversee the procurement and inventory control of consumables, spare parts, and cleaning supplies, ensuring cost‑effective purchasing.
- Prepare and present monthly operational reports, highlighting key performance indicators such as response time, incident resolution, and budget adherence.
- Liaise with external vendors, contractors, and service providers to negotiate contracts, evaluate performance, and resolve service disputes.
- Implement and enforce health, safety, and environmental policies, conducting regular audits and emergency drills.
- Support marketing initiatives by ensuring facility readiness for events, exhibitions, and client visits, aligning space utilization with promotional goals.
- Provide rapid, accurate responses to work‑order requests submitted by staff, maintaining a high level of satisfaction and operational continuity.
- Mentor junior staff, fostering a culture of accountability, quick decision‑making, and continuous improvement.
Requirements
- Minimum education: SMA/SMK or equivalent.
- Age limit: maximum 30 years.
- Gender: open to all genders.
- At least 1 year of proven experience in building operations, facilities management, or a related field.
- Valid Garda Pratama (Satpam) certification.
- Strong orientation toward targets, especially in supporting marketing‑related facility needs.
- Demonstrated ability to act quickly, think analytically, and persist through challenging situations.
- Excellent communication and interpersonal skills to interact with internal teams, external vendors, and security personnel.
- Proficiency in basic office software and familiarity with maintenance management systems.
- Readiness to start work immediately is highly preferred.
