We are seeking a dynamic Project Coordinator – Team Management & Execution (often titled Project Manager – Interior Fit‑Out) to lead complex interior renovation projects from conception to handover. This role is pivotal in ensuring that each project meets the stringent standards of quality, budget, and schedule that our clients expect, while fostering seamless collaboration among designers, vendors, subcontractors, and on‑site crews.

The ideal candidate will bring at least three years of hands‑on experience in site management or project coordination within the interior fit‑out industry, coupled with strong analytical, administrative, and interpersonal skills. Responsibilities

  • Develop, evaluate, and tightly control the Bill of Quantities (BOQ) to ensure project execution aligns with the approved budget, applying cost‑saving strategies without compromising design intent.
  • Maintain a comprehensive project administration system, including regular progress reports, field documentation, and the preparation of hand‑over documents (BAST) to support transparent project tracking.
  • Optimize material usage by monitoring inventory, reducing waste, and coordinating with suppliers to achieve lower Cost of Goods Sold (COGS).
  • Serve as the central on‑site communication hub, facilitating daily coordination between design teams, vendors, subcontractors, and clients via responsive channels such as WhatsApp and formal meetings.
  • Ensure on‑time delivery by closely monitoring construction schedules, proactively identifying critical path activities, and implementing corrective actions when delays arise.
  • Uphold a Zero Defect quality standard by conducting regular site inspections, enforcing compliance with technical specifications, and driving continuous improvement initiatives.
  • Negotiate contracts and change orders with subcontractors, ensuring favorable terms while safeguarding project scope and budget.
  • Lead and mentor on‑site staff, fostering a safety‑first culture, encouraging teamwork, and providing clear guidance on daily tasks.
  • Collaborate with the design department to translate conceptual drawings into buildable solutions, addressing any design‑construction conflicts promptly.
  • Prepare and present detailed project dashboards to senior management, highlighting key performance indicators such as budget variance, schedule adherence, and quality metrics.

Requirements

  • Minimum Bachelor’s degree (S1) in Architecture, Civil Engineering, Interior Design, or a related field.
  • At least 3 years of proven experience as a Site Manager, Site Coordinator, or Project Manager within the interior fit‑out sector.
  • Strong command of contract administration, BOQ analysis, and financial reporting.
  • Excellent problem‑solving abilities, with a tactical approach to on‑site challenges and the capacity to make swift, data‑driven decisions.
  • Demonstrated expertise in vendor negotiation, procurement, and managing subcontractor performance.
  • High level of organization, attention to detail, and the ability to produce systematic, clear reports.
  • Effective communication skills in Bahasa Indonesia and English, both written and verbal, to interact with diverse stakeholders.
  • Proficiency with project management software (e.g., MS Project, Primavera) and Microsoft Office Suite, especially Excel for budget tracking.
  • Leadership qualities: assertive yet collaborative, able to motivate teams and maintain morale under tight deadlines.
