Introduction

We are seeking a dynamic and results‑driven Senior Leasing Executive – Manajemen Portofolio & Negosiasi to join our rapidly growing real estate team. This pivotal role focuses on maximizing revenue and occupancy for a diversified portfolio of premium properties, including the prestigious GEM Executive Residence. The successful candidate will combine strategic market insight with exceptional interpersonal skills to attract high‑quality tenants, negotiate favorable lease terms, and serve as the primary liaison among investors, residents, and prospective occupants.

Responsibilities

  • Develop and execute comprehensive leasing strategies that align with corporate revenue and occupancy targets across multiple property types.
  • Identify, qualify, and cultivate relationships with prospective tenants, conducting market research to pinpoint emerging demand trends.
  • Negotiate lease agreements, ensuring mutually beneficial terms while safeguarding the company’s financial objectives.
  • Act as the main point of contact between buyers, investors, current residents, and prospective tenants, facilitating clear communication and swift resolution of issues.
  • Prepare and present detailed portfolio performance reports, highlighting occupancy rates, lease renewals, and revenue forecasts to senior management.
  • Collaborate closely with the property management, marketing, and legal teams to ensure seamless onboarding of new tenants and compliance with regulatory requirements.
  • Conduct regular property tours, showcase amenities, and host open house events to generate leads and enhance the property’s market visibility.
  • Monitor competitor activities and market conditions, adjusting leasing tactics to maintain a competitive edge.
  • Mentor junior leasing staff, providing coaching on negotiation techniques, client relationship management, and effective sales processes.
  • Maintain accurate and up‑to‑date records in the leasing CRM system, tracking all interactions and lease milestones.

Requirements

  • Minimum Bachelor’s degree (S1) in Business, Real Estate, Marketing, or a related field.
  • At least 3 years of proven experience in commercial or residential leasing, with a track record of meeting or exceeding occupancy targets.
  • Strong negotiation and contract management skills, with the ability to close high‑value lease agreements.
  • Excellent verbal and written communication skills in Bahasa Indonesia and English.
  • Demonstrated ability to build and maintain relationships with diverse stakeholders, including investors, corporate clients, and individual tenants.
  • Proficiency in using leasing software, CRM platforms, and Microsoft Office Suite.
  • Analytical mindset with the capability to interpret market data and generate actionable insights.
  • Highly organized, detail‑oriented, and capable of managing multiple projects simultaneously.
  • Flexibility to work Monday through Saturday, with office hours from 08:00 to 17:00.
  • Strong interpersonal skills, including active listening, empathy, and the ability to handle conflict professionally.
