Introduction

To support our expanding portfolio in the city of Padang, we are seeking a proactive and experienced Manajer Situs Pengembangan Proyek (Project Development Site Manager). This role will be pivotal in ensuring that our housing projects are executed on time, within budget, and to the highest quality standards.
Responsibilities
- Lead and supervise all phases of Terasena’s residential projects in Padang, from groundbreaking to handover.
- Develop detailed project schedules, monitor daily progress, and adjust plans to keep the work on target.
- Coordinate closely with contractors, foremen, sub‑contractors, and on‑site teams to ensure seamless execution.
- Conduct regular site inspections to verify that construction work complies with the approved RAB (Rencana Anggaran Biaya) and quality specifications.
- Identify potential on‑site challenges early, propose corrective actions, and resolve issues to minimize delays.
- Prepare and present concise progress reports, risk assessments, and financial updates to senior management.
- Manage on‑site safety protocols, ensuring compliance with local regulations and company standards.
- Mentor junior staff and field personnel, fostering a collaborative and results‑driven work environment.
- Maintain accurate documentation of all project activities, change orders, and approvals.
- Ensure efficient utilization of resources, including labor, materials, and equipment, to maximize cost‑effectiveness.
Requirements
- Male candidates with a minimum of a Bachelor’s degree (S1) in Civil Engineering or a related field.
- At least 3 years of proven experience in construction management, preferably in residential housing projects.
- Strong understanding of construction techniques, budgeting (RAB), and project control methodologies.
- Demonstrated ability to work independently, lead multidisciplinary teams, and make decisive on‑site decisions.
- Proficiency in project management software, MS Office, and basic AutoCAD or BIM tools.
- Excellent communication and negotiation skills for effective stakeholder management.
- Analytical mindset with the ability to assess risks, control costs, and optimize schedules.
- Own reliable transportation and willingness to travel to project sites as required.
- Soft skills: problem‑solving, leadership, adaptability, and a commitment to safety and quality.
